AS A SELLERS AGENT |

I provide a
comparative market analysis based on the previous years sales to
help you price your home or property according to the current
market.
I attend my showings on your behalf, I do not believe in putting
lockboxes on homes, you are paying a commission to have me help you
sell your property, and I feel the need to be there, so that I can
gauge the reaction of the potential buyers so that I can give you
the feedback needed to help you sell your property faster.
I handle all of my own processing and continue to work for you from
start to finish. I do not send your file to someone else to do my
work for me, this way we can address a lot of the potential problems
that can occur prior settlement.
I review the financial qualifications of the potential buyer with
you and personally stay in contact with the mortgage company all
during the process so that I can keep you posted on the buyers
progress with their mortgage application.
I order all the necessary certifications and attend the inspections
that are required by the township and mortgage company
I will stay in contact with you on a regular basis to let you know
what the showing activity is on your property. |

AS A BUYERS AGENT |
First of all I listen
to you, and make a list of your wants and needs as a buyer and
curtail my search to what you specify you want. If you are a first
time home buyer, and really are not sure, we will look at several
types of properties and then make a determination based on what you
decide you like best.
We get you qualified with reputable mortgage companies so that we
know what you can afford.
I work with a limited amount of buyers at one time so that I may
give you the amount of time needed to find you the property that
suits you best.
I will email listings to you on a regular basis.
I am continually on the Trend Multiple Listing Service watching for
listings that come available so that we may get a jump on what is
available on the market.
I have a flexible schedule and will work with you according to your
schedule.
